To shortlist real estate agencies in Limpio, decide on the area and type of property first, then keep only the agencies that show you paperwork before photos: a title search report, municipal approval of the subdivision and fees in writing. Visit the property in person, ideally after heavy rain, because in Limpio water matters more than price.
Which part of Limpio to look in?
Limpio is about 19 km from Asunción on Route PY03, and its neighbourhoods differ a lot, from the Centro to Piquete Cué, Rincón del Peñón, Salado or Isla Aranda, along the Paraguay and Salado rivers (Wikipedia (opens in a new tab)). The town has moved from mostly plots and single-family homes to gated communities, housing complexes and multifamily projects, with land still cheaper than in Asunción (Infonegocios, September 2026 (opens in a new tab)).
- Where the market is moving: the Paraguayan chamber of real estate firms (Capadei) sees activity in Isla Aveiro, Rincón del Peñón, Piquete Cué and Salado, mainly along corridors linking to Asunción (Infonegocios (opens in a new tab)).
- The daily commute: parked lorries repeatedly jam the PY03 between central Limpio and Mariano Roque Alonso (Última Hora (opens in a new tab)). Time your rush-hour trip to work before deciding.
- Services: the same Capadei view warns that growth needs roads, sanitation, transport, schools and health care. Ask what the street has today, not what the brochure promises.
How do you know if an area floods?
In April 2024 the Itay and Damián streams overflowed after intense rain: in Piquete Cué the coastguard (Prefectura) took residents out by boat, the Surubi'i viaduct was blocked and the mayor said over 70% of the town was under water (Última Hora (opens in a new tab)).
- Ask the agency in writing whether the street flooded in those rains.
- Visit the plot or house the day after a storm and look for water marks on walls and gates.
- Ask neighbours how long the street stays cut off when it rains.
Papers to ask for before paying a deposit
- Title report (informe de condiciones de dominio): the notary needs it to complete the deed. It is issued within 10 days, is valid for 30 days and, while valid, no new liens can be registered (Law 2903/2006 (opens in a new tab)). Notaries request it online; reports on subdivisions are processed in person (Judiciary (opens in a new tab)).
- Subdivision approval: a loteamiento needs prior approval from the municipality, with streets and drainage planned (Subdivisions Law 1909 (opens in a new tab)). Ask for the resolution number and confirm it at the Municipalidad de Limpio.
- Property identifiers: the finca or matrícula number and the cadastral account, before you negotiate price.
- The deposit: don't transfer anything without seeing the title report and a signed document stating what happens to the money if the deal falls through.
Can you buy with Che Róga Porã?
Yes, the government housing programme finances buying a plot and building, or buying a finished house, flat or duplex. According to Última Hora (May 2026) (opens in a new tab), version 2.0 charges 6.5% for household incomes of 1 to 6 minimum wages, and version 3.0 charges 9.9% for 6 to 9 minimum wages, with terms up to 30 years and a cap of G. 792 million in Central department. Approval depends on a credit assessment, so check with your bank or lender before committing to a plot.
Renting instead?
Paraguay has no specific residential tenancy law: the Civil Code applies and the contract rules (Infonegocios, 2025 (opens in a new tab)). The deposit is usually one month; if the contract sets no term, it's presumed to be one year (art. 1881), and there's no legal cap on increases. Put in writing how the rent is adjusted and who pays for repairs to roofs, drains and the water pump.
How to compare two agencies
- Fees in writing: who pays the commission, how much and when.
- Answers with data: pick the one that sends the finca number and title status without you chasing.
- Quick viewings: in daylight and, if you can, after rain.
- Source-of-funds checks: agencies that habitually buy and sell property are obliged entities under the anti-money-laundering regulator SEPRELAD (Ferrere (opens in a new tab)). Being asked for ID and payment details is normal.
