How to choose: real estate agencies
The best real estate agency in Asunción for you is the one that works the barrios you want, puts its fee and who pays it in writing, and never asks for money before showing you the property and its papers. Before calling, decide whether you will rent or buy, your budget and two or three barrios; then compare two or three agencies from the list with the same questions.
Which barrios, and what prices to expect?
Each agency has its home turf, so choose the barrio first. Agents quoted by La Nación (opens in a new tab) in April 2026 named Villa Morra, Las Lomas (Carmelitas), Manorá, Ycuá Satí, Mburucuyá, Recoleta and Santo Domingo as the most sought-after rental area. Their reference rents:
Area · Approximate monthly rent per m²
Asunción average (Capadei) · USD 6 to 10
Las Lomas · USD 12 to 16 (about 13.50)
Manorá · about USD 12.50
Villa Morra · about USD 12
Ycuá Satí · about USD 11
A 100 m² two-bedroom flat in those areas went for roughly USD 1,100 to 1,350 a month. Studios and one-bedroom units are in highest demand and rent fast, so ask the agency to alert you as soon as one comes in.
If you are buying on a tighter budget, ABC Color (opens in a new tab) reported in 2025 that development was spreading to Trinidad, Recoleta and the Shopping Mariscal area, with demand rising in Luque, Lambaré and Fernando de la Mora.
What should you ask an agency before a viewing?
Send each agency the same questions and compare the answers:
- Fee: how much, who pays (tenant, landlord or both; buyer or seller), whether VAT (IVA) is included and when it is due. Get it in writing.
- Mandate: whether it has the owner's written authorisation to rent or sell that property.
- Requirements: what you need (guarantor, deposit, payslips, documents) and how long approval takes.
- Move-in costs: advance rent, deposit and building service charges (expensas), each with its amount.
- Viewings: whether you can see several properties in the same barrio on the same day.
If an agency will not answer clearly in writing, drop it.
What does the law say if you rent?
There is no specific residential tenancy law; the Civil Code applies, and much is left to what the parties agree (Infonegocios (opens in a new tab)):
- Term: no legal minimum. If the contract is silent, it is presumed to run one year (Civil Code art. 1881).
- Written contract: not legally required, but essential. It should list the parties, the property, term and start date, rent and payment method, deposit, how rent is adjusted and who pays for each repair.
- Deposit: no legal amount; it is usually one month's rent. Put it in the contract and get a receipt.
- Increases: no legal cap. Without an agreed mechanism, adjustment is up to the owner, so agree on something such as an annual CPI (IPC) adjustment.
- Eviction: the landlord must go to court; cutting services or retaking the property by force is not allowed.
When you move in, photograph the flat's condition, note the meter readings and keep every payment receipt.
What should you check if you buy?
- That the seller is the registered owner: the notary (escribano) confirms this with the certificate of title status (certificado de condición de dominio), and ownership is only perfected once the deed is entered in the property register (Rio Times (opens in a new tab)). Do not pay a large deposit before seeing that report. The same source advises hiring your own notary or lawyer, not the seller's.
- The new registry: since 14 January 2026, Law 7424/25 merges the public registries and the cadastre into the Registro Unificado Nacional under the Supreme Court, with a single cadastral-registry ID code for each property (Ferrere (opens in a new tab)). Ask the notary how this affects your transaction.
- Building: ask for current service charges and whether any are owed before signing.
What are the red flags?
- A request for a deposit by bank transfer before you have seen the property, or without a receipt.
- A price well below what similar units in the same barrio ask.
- No access to the title or the notary's report.
- A fee that only appears at signing.
Pick the agency that answers fast, in writing and without pressure: with occupancy close to 97%, good units go fast and clarity counts for more than the number of listings.
