Real estate agencies in Luque: how to shortlist without guesswork

Choosing an agency in Luque: areas (Ñu Guazú, Cuarto Barrio, towards Areguá), road works, what to get in writing and how to check the title.

A wooden desk by a street window holds two building models, papers, keys, coffee, and a laptop showing property photos.

  5. If you are renting

To pick a real estate agency in Luque, first decide whether you are buying or renting, and where: living near the airport or Conmebol is very different from the Areguá side, and several roads are under construction until 2027. Then shortlist agencies that show clear paperwork, walk the property with you and put everything in writing. Before paying a deposit, have a notary check the title.

Which part of Luque suits you?

Outside Asunción itself, Luque has drawn more real estate development than any other city in Gran Asunción, according to developers' chamber Capadei (La Nación, 2026 (opens in a new tab)). That means plenty of supply, but it varies a lot by area:

Which road works affect daily life?

If you will commute to Asunción, ask about these projects and drive the route at rush hour before signing:

  • Widening of Avenida Tape Tuja, due in the first half of 2027.
  • The elevated highway starting near Conmebol, where the Ñu Guasu motorway ends, linking to the Luque–San Bernardino road.
  • The Las Residentas viaduct, with temporary detours.
  • Tripling of route D025 between Luque and Mariano Roque Alonso.

All are listed by La Nación (2026) (opens in a new tab), which also mentions the planned Luque–Asunción commuter train. Developers themselves say the city still needs storm drains, sewers, piped water and public transport, so always ask whether the property has mains water, how it drains in heavy rain and which buses run nearby.

How to choose an agency in Luque

  • A formal business. Agencies, brokers and developers that habitually buy and sell property are obliged entities under SEPRELAD, Paraguay's anti-money-laundering office (Ferrere, 2020 (opens in a new tab)). Ask for the RUC (tax ID) and company name of whoever you are paying.
  • The owner's authorisation. Ask whether they hold written authorisation from the owner and who pays the commission.
  • An in-person viewing. Be wary of agents who only send photos and a PDF.
  • Answers in writing. Price, what is included, fees and timelines by WhatsApp or email, not just verbally.

Compare at least two agencies for the same area; you will quickly see which one knows the neighbourhood.

Before any deposit: check the title

Purchases are deeded by a notary (escribano), and the law bars the notary from signing a transfer without the certificate of title conditions (certificado de condiciones de dominio) from the Public Registry. It is issued within ten days at most, is valid for thirty days, and while it is valid no liens or other restrictions can be registered on that property (Law 2903/2006 (opens in a new tab)). Have your notary request it before money changes hands, and never send a deposit without a receipt that identifies the property.

If you buy off-plan (some Luque projects are due for delivery in 2028, per La Nación (opens in a new tab)), get the delivery date and the penalty for delays in writing. If you plan to use the MUVH's Che Róga Porã housing loan, Luque leads applications for it (La Nación, 2026 (opens in a new tab)); ask the agency whether the property qualifies.

If you are renting

  • Visit on a weekday, at the time you would leave for work.
  • Ask who pays water, electricity and building fees, and get it in the contract.
  • Photograph the property's condition on move-in and keep the photos with the contract.
  • Pay the deposit only against a receipt and a signed contract.

FAQ

Which part of Luque is best to live in?

It depends on budget: Ñu Guazú and Campo Grande have towers and high-end projects, Cuarto Barrio and Laura Vicuña are established areas, and prices are more affordable towards Areguá. Near the airport, visit at different times to judge the noise.

How do I check that a property title in Luque is clean?

Ask a notary for the certificate of title conditions from the Public Registry. It is valid for thirty days, and no liens can be registered on the property while it is valid.

Are real estate agencies regulated in Paraguay?

Agencies that habitually buy and sell property are obliged entities under SEPRELAD's anti-money-laundering rules. Always ask for the RUC and company name of whoever takes your money.

Is buying off-plan in Luque a good idea?

There are many projects under construction, some due in 2028. Get the delivery date and delay terms in writing, and have the land title checked.
